The Opportunity
Waterton set out to reinvest in River North Park Apartments, enhancing amenity spaces to better serve residents and strengthen the property’s position within Chicago’s competitive River North neighborhood. The project was driven in part by a failing waterproofing system at the existing amenity deck, creating an opportunity to address underlying conditions while rethinking the overall resident experience.
How We Delivered
Early collaboration with ownership and the design team focused on evaluating replacement strategies for the failing waterproofing system and aligning on the right long-term solution. The work required full demolition of the existing deck assembly, including hardscape and concrete topping slab, all within an occupied 24-story, 399-unit residential building spanning an entire city block.
Construction was carefully coordinated to minimize disruption to residents while maintaining progress across multiple scopes. Helios managed concurrent workstreams, including exterior deck reconstruction, interior amenity renovations, and façade improvements, ensuring alignment across trades and project phases.
What Was Built
The project transformed both outdoor and indoor amenity spaces, combining upgraded infrastructure with new resident-focused features. A new waterproofing membrane was installed above the ground-level garage and retail spaces, followed by reconstruction of the amenity deck with updated hardscape.
New outdoor features include a wading pool, grill stations, and a community kitchen, while interior renovations introduced refreshed fitness and shared community spaces. In total, the work spanned more than 66,000 square feet, delivering a cohesive upgrade to the building’s amenity offering.
