The Opportunity
King Living, a globally recognized Australian furniture brand, selected Chicago for its second U.S. showroom, targeting a high-visibility location in the Clybourn Corridor of the Lincoln Park neighborhood. For the property owner, CRM Properties, the site presented an opportunity to redevelop an existing structure into a modern retail building positioned to attract a design-driven tenant.
How We Delivered
Work began with demolition of the existing structure and construction of a new 10,000-square-foot core and shell building for CRM Properties. Early site challenges included contaminated soils, which required foundation undercutting of up to nine feet in select areas. The team addressed these conditions while maintaining schedule and advancing structural work, including erection of a new steel frame and installation of a high-performance rainscreen façade system.
Stormwater management was integrated into the site through a custom-designed StormTrap system, along with permeable pavers and updated site infrastructure to support long-term performance.
Following completion of the core and shell, Helios was selected through a competitive bid process to deliver the King Living showroom. This second phase required close coordination with the tenant and architect to translate brand standards into a built environment, while working within the constraints of the newly completed structure.
What Was Built
The completed project delivers a seamless transition from base building to tenant space. The exterior features a contemporary rainscreen system and upgraded sitework, establishing a strong presence within the corridor.
Inside, the King Living showroom is defined by an open floor plan, detailed millwork, and refined finishes that reflect the brand’s design-forward identity. Graphic elements and carefully executed material transitions create a cohesive retail environment that supports both product display and customer experience.
